Denver Pressure Washing Questions
How much does pressure washing cost in Denver?
Denver work generally runs $0.10 to $0.50 per square foot depending on the surface and how bad the buildup is. A typical house wash lands between $400 and $700. Commercial pricing works differently. Recurring contracts price per visit against an annual schedule, and large or specialty jobs get an on-site walkthrough before we quote. We do not give commercial numbers over the phone without seeing the property, because the ones that get quoted blind are the ones that get re-quoted later.
Do you charge by the hour?
No. We quote the job. Hourly pricing rewards a slow crew and gives you no way to compare bids.
Are you insured, and can you send a certificate of insurance?
Yes to both. Certificates naming your entity go out on request, and turnaround is fast because most of our commercial work cannot start without one. Colorado does not license pressure washing companies, so coverage and bonding are the credentials that matter.
Can you work while the property is occupied?
Yes. Most of our commercial work happens around tenants, customers and fleet schedules. Nights, weekends and early mornings are normal for us. Occupied properties get a notification plan before the crew arrives so nobody is surprised by a closed stairwell or a blocked row.
Where does the dirty water go?
That depends on the job and the municipality. For oil, hydraulic fluid and other regulated cleanup we use EPA water recovery, which means we capture the wash water on site and haul it out rather than letting it reach a storm drain. On standard exterior work we follow the discharge rules for the jurisdiction the property sits in. If you are a property manager worried about a stormwater violation, ask us about the specific site and we will tell you how we will handle it.
Will pressure washing damage my siding, stucco or older brick?
It will if the pressure is wrong for the surface. Older Denver brick, stucco, EIFS, painted wood and some siding need a soft wash at low pressure with the cleaning done by chemistry instead of force. We choose the method per surface. That judgment is most of what forty years buys you.
Do you need to use my water?
Usually we connect to an on-site spigot, which is standard and costs you very little. Our trucks carry their own supply for sites where no water is available, including lots, construction sites and remote equipment work.
How far out are you booked?
It depends on the season. Spring and summer are the busiest windows and residential work books furthest out. Graffiti, spill response and fleet work are handled year round, and urgent graffiti and spill calls often get same-day attention. Give us a call and ask about your date today.
